Foundation & Structural Repair in Solana Beach

Structural work in Solana Beach calls for careful documentation, coordinated engineering, and a clear understanding of Coastal Commission review. That is how we operate.

Solana Beach Structural is a foundation and structural repair company serving property owners throughout Solana Beach: single-family homes, townhomes, condominium associations, and bluff-top properties along the Pacific and Sierra Avenue corridor. We evaluate, document, and repair, and we coordinate with licensed engineers as needed.

Three local conditions frame most engagements. Coastal development permits for Solana Beach projects come from the California Coastal Commission, not City Hall, because the City lacks a certified Implementation Plan (how that affects foundation work). Census estimates date about half of the city’s 6,624 housing units to the 1970s and 68.8 percent to before 1980, so many buildings were designed to earlier codes and have had five decades of salt air and irrigation. And roughly 27 percent of units sit in buildings of five or more units, with another 20 percent single-family attached, so many owners share a foundation with neighbors and an association.

A note on the bluffs

Since 2018, according to the City’s 2023 hazard-mitigation annex, a number of minor failures along the Solana Beach bluffs have affected private property; the annex also describes daily monitoring of the bluffs. Our bluff work covers seawalls and upper-bluff systems, always built to an engineer’s design. We will not call any bluff safe, and no structure we build comes with a promise to stop erosion.

What we do

Every engagement follows the same sequence. We assess the site with measurements, photographs, and a review of existing reports. We document findings in writing for owners, boards, and engineers. Where the work requires design or stamped plans, we coordinate with licensed engineers as needed. We set out which approvals apply, including whether Coastal Commission review is involved, without predicting outcomes or timelines. Then we build to the approved scope and leave records for your files.

Where we work

All of Solana Beach, including La Colonia de Eden Gardens, Lomas Santa Fe, the Solana Beach Highlands, the Fletcher Cove area, and the bluff-top corridor.
