Serving all of Solana Beach
Request a Free Quote
Share the essentials about the property and the concern. We will follow up to arrange a visit and prepare a written Free Quote.
Solana Beach Structural accepts requests for a Free Quote through the form on this page, from owners and associations anywhere in Solana Beach, including La Colonia de Eden Gardens, Lomas Santa Fe, the Solana Beach Highlands, the Fletcher Cove area, and the bluff-top corridor. We coordinate with licensed engineers as needed.
Each request is reviewed, followed by any clarifying questions, a site visit with measurements and photographs, written findings, and, where repair is warranted, a written Free Quote with notes on engineering, geotechnical input, and whether Coastal Commission review is likely. Submitting a request does not create a contract or commit you to any method or price.
For associations
Please identify the board contact and the property manager, if any, and tell us who should receive findings. We can schedule visits around owner access to units and can attend a board meeting to present findings. Reserve studies and statutory balcony inspection results are useful background.
Information that helps us prepare
None of the following is required, but each item helps:
- Property type: single-family home, townhome, condominium unit, or association (with the number of buildings or units).
- Location: neighborhood or nearest cross streets, and whether the property is on the bluff top. For bluff-top parcels, include any current geotechnical report and what you know about existing seawalls, upper-bluff walls, or caissons.
- Your role: owner, board member, property manager, buyer, or agent.
- The concern: cracks, floor slope, binding doors, spalling concrete, retaining wall movement, drainage, seawall or upper-bluff conditions, or seismic questions.
- History: when the condition was first noticed, whether it has changed, and any prior repairs, insurance claims, or City or Coastal Commission correspondence.
- Timing: escrow dates, board meeting dates, or periods when you will be away, with the name of anyone who can provide access.
- Preferred contact method.
Photographs are welcome and help us prepare, though an on-site visit is still required for an assessment. Before scheduling, we usually confirm access arrangements (gate codes, parking, unit entry) and whether an engineer is already involved, so we coordinate rather than duplicate.
What the written findings contain
A plain-language summary of observed conditions, measurements, and photographs, organized so it can be shared with other owners, a board, or an engineer. Where conditions call for monitoring rather than repair, the summary says so.
