In brief
- Census estimates show 3,324 of Solana Beach’s 6,624 housing units were built in the 1970s.
- Slab-on-grade foundations are likely common in that stock, including townhome and condominium buildings; foundation type is confirmed on site.
- Repair options depend on the cause of distress: water, fill, plumbing leaks, corrosion, or age.
The slab stock in Solana Beach
A slab-on-grade foundation is a concrete floor cast directly on prepared soil, usually with thickened edges acting as footings. We infer from era and building type that slabs are the predominant foundation in Solana Beach’s 1970s single-family tracts and condominium complexes. Multifamily buildings may also include garage or podium slabs, which are structural floors over parking and behave differently from slabs on grade.
Conditions we evaluate
- Cracking. Most slabs have shrinkage cracks. We distinguish those from cracks with vertical or horizontal displacement. See foundation cracks.
- Edge settlement. Perimeter areas are most affected by water from downspouts, irrigation, and grading.
- Interior settlement. Areas over poorly compacted fill or where plumbing leaks have softened subgrade.
- Floor elevation differences. Measured across the slab to separate original construction variation from movement. See uneven floors.
- Corrosion. Reinforcing near exposed edges, particularly on buildings close to the ocean.
- Garage and podium slabs. Cracking, water intrusion, and corrosion at structural slabs over parking.
A note on soils
The City’s 2023 hazard annex rates expansive soils as a low hazard in Solana Beach. We therefore do not begin with the assumption that clay heave explains slab distress. Water management, compaction of fill, plumbing, and corrosion are the first things we examine, though site-specific geotechnical findings govern.
Corrective methods
Crack repair. Sealing or injection for stable cracks, typically after the cause of movement has been addressed.
Slab stabilization and lifting. Injected materials to fill voids and, where appropriate, raise settled areas.
Perimeter support. Piers or underpinning at settled edges, designed by an engineer.
Sectional replacement. Removal and replacement of badly damaged areas, often coordinated with plumbing repair.
Drainage correction. Addressing the water source that contributed to settlement. See foundation drainage.
Post-tensioned slabs. Some slabs contain tensioned steel tendons. These must be located before any cutting or coring, and engineering is required. We confirm slab type before work begins.
We coordinate with licensed engineers as needed for any structural repair.
Townhomes and condominiums
In attached housing, the slab is often part of the common area. Repair decisions typically rest with the association, and work in one unit may affect neighboring units. We can evaluate a unit at the board’s request, document conditions across the building, and prepare a scope the board can review. See HOA and condominium structural repair.
Permits
Structural slab and footing repair generally requires a City building permit. Whether coastal review applies depends on the scope; in Solana Beach, the Coastal Commission makes those determinations. See Coastal Commission permits.
Questions from owners and boards
Can a slab crack affect the flooring above it?
It can allow moisture to reach the flooring, which shows up as lifting tile, cupping wood, or adhesive failure. Sealing the crack and addressing the moisture source are usually part of the same repair discussion.
What does “slab-on-grade” mean for an older Solana Beach home?
The concrete floor rests directly on prepared soil, usually with thickened edges acting as footings. With no crawl space, movement in the soil below shows up directly in floors, finishes, and door frames.
Why do slab cracks often start at inside corners?
Concrete tends to crack where the slab changes shape, such as an inside corner at a bay or a jog in the floor plan, because stress concentrates there. Many of these cracks are shrinkage; offset across the crack is what calls for a closer look.
Is sealing a slab crack a structural repair?
Not by itself. Sealing addresses moisture and appearance. If the slab has moved, a structural repair addresses the support beneath it, and sealing is the finishing step.
